What an owner's representative does
A hotel is built by many parties — an operator enforcing brand standards, a design team, a main contractor, specialist suppliers — each accountable for its own scope, none accountable for the owner's overall outcome. The owner's representative is that single point of accountability, sitting above the project on the owner's behalf.
- Managing the operator's technical services, brand standards and approvals
- Overseeing the design team against the brief and the budget
- Controlling programme, budget and variations through construction
- Reviewing quality and technical compliance, and reporting to the owner
Owner's representative vs operator vs asset manager
These roles are often confused. The operator runs the hotel and protects its brand. An asset manager works after opening to optimise the operating asset's performance. The owner's representative works during development, protecting the owner's capital, programme and quality as the hotel is built — sitting on the opposite side of the table from the operator and contractor.
When to engage one
As early as possible — ideally from feasibility and operator selection, and certainly before design and construction, running through pre-opening and handover. The earlier the owner is represented, the more of the value-shaping decisions are made in the owner's interest.
